BHIWADI: THE EMERGING INDUSTRIAL TOWN

Bhiwadi, one of India's fastest developing Tier II cities located in the Delhi NCR, is rapidly stepping out of the shadow of Gurgaon-Manesar industrial belt and emerging as a realty destination in its own rightBhiwadi has seen a huge capital appreciation in recent years and this is expected to continue in the coming years

Surrounded by well-developed industrial hubs like Manesar, Bawal, Khushkhera, Chopanki, Neemrana, Rewari, etc, Bhiwadi's USP is its excellent connectivity--the eight-lane NH-8 passing through Dharuhera-Bhiwadi bypass road. This area will also be connected by Kundli-Manesar-Palwal Expressway, which has been taken up as a priority project by the Haryana government.
The most significant development in Bhiwadi is the Delhi-Mumbai Industrial Corridor (DMIC), which is being developed in collaboration with the Japanese government. This corridor incorporates nine mega industrial zones of about 20-250 sq km each. DMIC will include high-speed freight lines, three ports, six airports, and a six-lane intersection-free expressway. Once it gets going, DMIC will be the catalyst for massive industrialization of Bhiwadi.
Prominent corporates like Honda Siel Cars, Honda Scooters, Pepsi, Orient Craft, Shree Cement, Lafarge, Parryware, Hindware, etc, have already established facilities here. An apparel processing export zone and a leather processing zone have got approvals to set shop here. Shopping complexes like Village Center, Aangan Plaza, BB Mall, Genesis and hotels like Tree House, Optus Group, Fortune Hotels, along with branches of premier banks like ICICI, SBI, SBBJ, PNB, OBC, BOB, and Yes Bank are also operating in Bhiwadi.
All these features combined with the rapidly growing population make Bhiwadi an ideal residential hub.
VBHC Vaibhav Bhiwadi is a sprawling township over 22.5 acres, with a group-housing development over 4 acres. Vaibhav Bhiwadi has a total of 395 2BHK units of 866 sq ft each, in nine-storey towers.
This project has been developed by Value and Budget Housing Corporation (VBHC), a real estate compa ny working in the domain of affordable housing.
“VBHC is promoted by Jerry Rao (founder of Mphasis) and Jayakumar (former head of Citibank, Asia Pacific) and is backed by a host of leading investors including HDFC, Carlyle, and Caspian. Even World Bank has invested in VBHC through its subsidiary, IFC. VBHC takes great pride in delivering projects within the committed timelines. Our projects in Mumbai, Chennai, and Bangalore have all been delivered on time, sometimes even ahead of schedule. This saves investors unnecessary interest cost on loans and also allows them to monetize their assets by renting out property. End users are able to move in to their dream home on time, without the hassle of extra rental charges on delayed projects,“ a spokesman of the firm said.
Vaibhav Bhiwadi is located opposite the Khushkhera Industrial belt, which comprises many manufacturing plants of renowned companies. The strategic location of Bhiwadi has several plus points for investors and homebuyers. VBHC Vaibhav Bhiwadi, a sprawling township over 22.5 acres, offers a group-housing development over 4 acres within. This project has a full complement of modern amenities for residents including a large clubhouse with swimming pool, 24x7 security, a shopping complex, and a primary healthcare centre.
“Despite being an affordable housing project, no compromise has been made on the quality front. High-quality materials and fixtures from reputed brands like Ultratech cement, JSW and Tata steel bars, Schindler lifts, Jaguar and Hindware sanitary fittings, etc, have been used in the project,“ a spokesman of VBHC said.
“All the building and development regulations have been complied with. Relevant approvals are all in place and potential buyers can view a copy of approvals if required,“ the spokesman said.
The proposed DMIC, which is expected to be completed by the end of 2017, is barely 6km from the project. A cargo airport is also proposed to come up at Kotkasim, 16km from this residential project. Thus, VBHC Vaibhav Bhiwadi's location is likely to prove highly advantageous in this regard.
Suraj School, a leading educational society, has opened up a new campus opposite Vaibhav Bhiwadi. Leading banks, hospitals, commercial malls, multiplexes and hotels are also present in close proximity to the project.
“This project has received approvals for housing loans from HDFC, ICICI, Axis, Indiabulls, DHFL, HFFC, PNB HFL, LIC Housing, and Bank of India. VBHC is offering attractive 20:80 finance scheme from HDFC; pre-EMI till May 2016 will be paid by VBHC to protect end users from double impact of rent and pre-EMI.For investors VBHC has rentback scheme where a guarantee of Rs 10 per sq ft is provided for 12 months after possession. Customers can get more details and pre-register for VBHC Home Fest on Sunday, April 19, 2015, at Gurgaon“ the spokesman said.
